Q: What is your cancellation policy?

A: Cancellation policy: Please read in full before booking! We are putting this at the top of our FAQ to make sure everyone is on the same page. Surprises are best reserved for gifts and birthday parties.
We will charge the full amount of the reservation to the credit card you used to make this reservation shortly after the reservation is made. Trip Cancellation insurance is available and will cover you in the event you have to make a last minute cancellation. This insurance is offered by CSA and must be purchased in advance on this website –  www.csatravelprotection.com – they fully refund you directly in the event you need to cancel your trip and are a great company. This trip insurance needs to be purchased separately.  If you are booking far in advance we STRONGLY recommend buying trip insurance in case something unexpected comes up that forces you to cancel your reservation.
Without trip insurance we adhere to the following:
Full refunds given for reservations cancelled more than 60 days prior to arrival less a 5% processing fee.
Reservations cancelled between 30 and 60 days of arrival are given a 50% refund.
Due to our opportunity cost and difficulty re-booking sites last minute that are cancelled within 30 days- there are no refunds for reservations cancelled less than 30 days prior to arrival.
We do not allow rescheduling of dates that are in the no refund period or 50% refund period.
We strongly encourage purchasing trip insurance in case of illness, a death in the family, or any unforseen circumstance that could force you to cancel your stay. Without trip insurance there are no refunds given during the no refund periods described above.
Natural disasters, acts of God, inclement weather or problems could affect your vacation. We will do our best to accommodate you should a problem occur, but, we cannot refund any portion of your rent. PLEASE REMEMBER YOUR RESERVATION HOLDS THAT UNIT IN YOUR NAME, THEREFORE, REMOVING IT FROM THE AVAILABLE RENTAL INVENTORY
Storms: No refunds will be given for storms or inclement weather.
No refunds given for events out of our control like power outages, illness that cuts trips short.
By booking you agree that you have read and accepted our rental agreement and policies.

Q: How much is required to make a reservation? Do you accept deposits?

A: 100% is due for a reservation to be blocked in our calendar. We do not accept deposits.

Q : Do we need to bring our own food ?

Yes. We have an outdoor kitchen area you can use to grill etc. or bring your own charcoal and we have a small hibachi at each tent if you choose to stay at site. Pizza delivers here as well.
